The Lead Stationary Engineer (Chief Engineer) is responsible for the efficient and effective operation of the College’s
mechanical systems including operation of a central cooling and heating plant. Distribution systems include heating hot water and chilled
water distribution systems, Domestic Water distribution systems, Natural Gas distribution systems. Also included are a Building Automation
Systems remote building HVAC systems and miscellaneous refrigeration heating and cooling equipment.This is a Support Staff
Union position as stated in the Support Staff collective bargaining agreement. Grade level I.
- Specific
Duties and Responsibilities -
- Supervise all Stationary Engineering staff. Set operator schedules to ensure
regulatory compliance and safe operation at all times. Oversees leave schedules. Maintain limited overtime hours. Monitor Stationary
Engineer performance. Perform Stationary Engineering duties when necessary. Evaluate and train as needed. Meets regularly with Staff. - Develop and maintain preventive maintenance schedules for HVAC equipment. Assign tasks via CMMS system. Verify the completion of Work
Orders in an efficient, professional and timely manner. Schedule any required follow-up.
- Schedule, coordinate and
supervise contracted services. Plan all installation of new equipment, required alterations/repairs and or routine servicing of installed
equipment. Create contracts annually for outside services on HVAC equipment. - Operate and maintain Building Automation Systems at
all college owned and operated locations. Develop equipment schedules to achieve balance of comfort and energy conservation. Monitor energy
usage and develop strategies to meet energy conservation goals. Maintain program code to ensure proper HVAC operation. Avoid costly down
time through proper operation. - Trouble shoot operational issues with the Central Energy Plant and building mechanical
systems. Repair as needed mechanical failures to limit down time interruptions. - Maintain Fire protection systems. Included are Fire
Control Panels, Sprinkler Systems, FM200 System and all Dry Chemical Kitchen Systems. Coordinate all necessary repairs. Schedule and
complete annual and semi-annual certifications. Maintain fire system record. - Schedule and carry out all regulatory inspection,
certification and calibrations including but not limited to Fume Hoods, Refrigeration, Pressure Vessels and Life Safety equipment. - Supervise water treatment program to closed and open systems to prolong equipment life, assure reliable operation. Provide GMP and
testing and prevent growth of undesirable organisms. - Perform condition assessments for ASHEA comparison. Development of major
repair and replacement budgets in support of the master planning effort of the college. Furnish input to the deferred maintenance/capital
budget process. - Participates in the design process of large-scale projects with engineers and architects for new construction and
renovation. - Report to work when called during bad weather or emergencies.
- Operate snow removal equipment in a safe
manner. - Perform other duties as assigned.

manner to our students and other members of the College community. - Minimum Qualifications
-
Education Required:
Associates Degree or equivalent Experience
Experience
Required:- 5 years of experience in stationary engineering and HVAC services including but not limited to operation
and maintenance of boilers, Condensing, Fire Tube and Water Tube. Operation of centrifugal chillers (greater than 400T), Siemens Building
Automation Systems, Building Air Handlers, Unit ventilators, Fan Coil units, exhaust and return fans, heating and cooling coils; cooling and
heating pumps and valves; cooling towers and heat exchange units. - 3 years’ experience supervising the work of
Stationary engineers and HVAC maintenance employees. - 2 years’ experience managing small (under $100k) installation /
renovation projections.
- 5 years of experience in stationary engineering and HVAC services including but not limited to operation
- Skills/Abilities /Knowledge /Other Requirements:
- Must possess
a valid Driver’s License. - Must Possess a valid NJ Black Seal “In-Charge” or higher license.
- Knowledge of
and operating experience with central heating and cooling plants. Equipment includes condensing, fire tube and water tube hot water boilers
and centrifugal chillers. - Knowledge of and operating experience with water distribution systems. Included are Primary, Secondary,
Disconnected loops and Decoupled Loops. - Knowledge of and operating experience with electrical circuits utilizing 480vac and
below. - Knowledge of accepted water treatment practices and principles for cooling towers, boilers, chillers and both open and
closed loop systems. - Knowledge of and operating experience with Siemens Building Automation Systems and Energy Management
Strategies. Abilities to collect and evaluate energy data. - Ability to read and interpret MEP drawings and circuit diagrams to
diagnose system defects. - Knowledge of and operating experience with basic computer operations and system applications such as
Microsoft Office. Ability to navigate the internet and intranet. - Knowledge of and operating experience with Maintenance
Management/Preventive Maintenance systems. - Skilled in operating snow removal equipment.
- Must possess
- SPECIAL
REQUIREMENTS:- Working knowledge of OSHA regulations regarding the mechanical trades.
- Knowledge of and ability
to operate within NJAC guidelines. Remain “PEOSH” compliant at all times. - Strong teaching skills to train and guide
staff.
